Staging your Home

In order for a home to bring top dollar, perhaps, $20,000, …$50,000, or even ‘$200,000 plus’ in additional proceeds, most home sellers, even in the luxury market, need expertise in home staging. Not because your home isn’t beautiful as it is, but because most homes need some special staging so that your home appeals to the greatest number of buyers, …a presentation with widest possible appeal.

This usually means a more neutral —not boring!—motif with regard to ‘color’, furniture and accessories placement, art placement, etc. (I remember one home which displayed more than $1,000,000 worth of art, but because the home was overwhelmed with ‘art’ and ‘color’ it became impossible to sell without proper rearranging, removal and staging.)

Successful selling means preparing your home for viewing so that the prospective buyer sees your home and its beauty, but perhaps with less emphasis on special collections of art or other very personalized collections and unusually specific décor and color.

This does not mean that your collections, your art, and very personalized pieces are not wonderful and beautiful. It simply means that the buyers need to visualize themselves in your home. A more neutral, but interesting motif with well thought out furniture placement works best.
