- Prepare your home for the buyer’s physical inspection. Find out about problems before the buyer does! Especially a hidden problem that you may not even know you have. Here’s why. If you find a problem - one that is legitimate - you can get the problem corrected under your own supervision, and without pressure or a dictating of ‘fix’ methods from the buyer. Nearly always, if there is a repair/replacement item, you will save money if you do the repair on your own and under your own supervision, before the buyer comes to you with a request. You will most likely be glad you had time to shop around for a ‘reasonable’ price instead of being under any time pressures in order to ‘save the sale’. e.g. #1 A Furnace can have a slight crack in the heat exchanger that has just recently presented itself …you didn’t even know the problem existed! e.g. #2 Maybe there is some mold accumulating in a damp area that you were unaware of, or other hidden problems which might ‘scare’ a buyer.
- Consider any special provisions for handling your pet(s) during showings. Pets are wonderful but they can be very distracting to buyers.
- Decide on the correct pricing for your home. I will assist you with a thorough market study, pricing analysis, and then discussion to the point of a pricing decision. It is wise to weigh the pros and cons of obtaining one or more professional appraisals before the marketing begins. This is not always necessary but in specialized cases should be considered, especially with very large estate homes.
NOTE: Large corporations usually obtain at least two (2) professional appraisals before providing the selling assistance, moving expenses, and a guaranteed home buyout price to their relocating executives. This is done, in addition to the Realtor’s Market Analysis Price Opinion. Extra appraisals are not always necessary but in specialized cases should be considered. Careful and prudent pricing is always important. A home that sits on the market too long, invariably will suffer unnecessarily on price…costing the seller.
