SET YOUR ROOTS IN LONE TREE
Maybe you’re a mix of country mouse and city mouse, so you want it all:
the friendliness and charm of a small town with easy access to urban perks.
You can enjoy the best of both worlds – country living and metropolitan
amenities – in Lone Tree, a distinguished community located in northern Douglas
County. Lone Tree is bucolic without being backwoods. Imagine a pastoral place
with bluffs at the edge, raptors wheeling in open skies, the foothills providing a
dramatic backdrop, yet the city skyline outlined in the distance.

LOCATION, LOCATION, LOCATION
Lone Tree is situated near both I-25 and C-480. In five or six minutes,
you’re at Park Meadows, a world class shopping center with a mountain lodge
ambiance. Within ten minutes, you’re at Denver Technological Center. Within
thirty to forty-five minutes you’re downtown or at the Denver International Airport.
And all the majesty and activity of Colorado’s High Country and Western Slope is little more than an hour away.
Light Rail at Lincoln Station serves commuters who take advantage of mass
transportation, and is it ever working! It is like the fax machine or email. How did we
ever do without it? If you work downtown, you can take the train. If you want to go
to a Broncos or Colorado Rockies game, visit the Denver Art Museum or just have
some business to do downtown, light rail works beautifully! Thanks RTD!
AN APPRECIATION FOR THE ARTS
Lone Tree residents lean toward sophistication. They tend to be erudite about
almost everything – including art and culture.
The Lone Tree Arts Commission and the Lone Tree Symphony Orchestra
speak loudly about the cultural values of this community. Please visit
CityOfLoneTree.com to learn about the arts commission and for the orchestra, visit
LoneTreeSymphony.org. It’s there; it’s active.

RECREATIONAL OPPORTUNITIES ABOUND
Lone Tree is served by the South Suburban Parks and Recreation District,
honored for excellence and recognized as one of the best recreational districts in
the nation. The brand new Lone Tree-South Suburban Recreation Center, opened
in 2004, offers a wide variety of activities and state-of-the-art equipment.

Trails for biking, running or hiking thread Lone Tree, where there’s still
plenty of wide open space, especially around Sweetwater Park and also the Bluffs
area. From atop the Bluffs you can look out over all of Denver and the picturesque
front range. If you play golf, you’ll cherish the Lone Tree Golf Course. Designed by
Arnold Palmer, you’ll enjoy spectacular views and a scrupulously maintained course
with meticulous greens and fairways sequestered in the rolling hills. The spectacular
club house – one of the largest in the state – hosts a variety of occasions and offers many
amenities including a pro shop and restaurant.
Just minutes away is an entertainment district with theaters, restaurants, and
fun activities for all ages. Did you know that Lone Tree has more restaurants per capita than any other city in Colorado?
The city sponsors a popular summer concert series – typically including the
Colorado Symphony Orchestra – in Sweetwater Park, along with a magnificent Fourth
of July fireworks display and a full day of fun, food and activities in the park. Hugely
attended! A new park is forthcoming at a cost of about $2 million dollars, and will be
a venue for special events, youth sports and much more.

DISCRIMINATING DESIGN
A relatively new city that nods to the Old West, Lone Tree’s distinguished
designs honor Colorado’s gracious traditions. There is something for everyone, from
the stylish townhome in the $200’s or $300’s, to the luxe areas of Heritage Estates and
Heritage Hills, both distinguished gated communities, as well as the half dozen
neighborhoods in between. Heritage Hills has had one of the fastest sellout rates of any
Douglas County community! Whatever your lifestyle or income, Lone Tree has so much to recommend it. The gated communities feature private tennis courts and
swimming pools. Built primarily of brick, stone, stucco or a combination, these custom homes were constructed by some of the finest builders in the area and combine rustic charm
with contemporary convenience. Many of these impressive properties are situated on
elevated parcels of land offering expansive views of downtown Denver, the foothills and
the Front Range. Toll Brothers, America’s largest luxury builder has built, and continues
to build homes in the RidgeGate development.
Throughout Lone Tree, along major thoroughfares and at entrances to subdivisions,
the city has spruced up curb appeal by tearing down old wood fences and erecting stately
brick walls for a unified, upscale look.
EDUCATIONAL EXCELLENCE
Lone Tree lies within the Douglas County School District, which offers the
International Baccalaureate Program for high school students. Douglas County has
good schools! Younger scholars can excel at the Montessori School of Lone Tree and the
newest school is the beloved Lone Tree Elementary, a magnet school, new in 2007. There
are premier child care centers including Primrose School Of Lone Tree and also the
Crème de la Crème child care center known for its excellence in every area.
The well stocked Lone Tree Library provides a place for research, study or just
relaxing with books or magazines and enjoying the views of a meandering creek
surrounded by open space.

LOOKING TO LONE TREE’S FUTURE
Lone Tree has developed dramatically in the last decade and will continue to do so.
In fact, the exciting new development called RidgeGate is being billed as “the new social hub
of Lone Tree.”
RidgeGate will be the first south suburban community to follow the tried and true
formula of New Urbanism – a development concept that allows citizens to live, work and
play in their neighborhoods. Plans call for 12,000 new homes. More than 1,000 acres
will be preserved as natural open space, stewarding the landscape in accordance with
New Urbanism principles.
New Urbanism also emphasizes ease of transportation; and RidgeGate plans include
three Light Rail Stations, one of which will have 2,000 spaces at a park-and-ride that will
serve commuters.

Pssssssst: THIS REALTOR’S REAL ESTATE
Some people like to know what sort of laptop their computer guru uses or what sort
of car their mechanic drives or even the brand of toothpaste in their dentist’s medicine
chest. We’ve come to rely on expert opinions; and that’s why I want to reveal to you
that I live in Lone Tree and have since 1993. Of all the communities I see and sell, Lone
Tree appeals to me most.
Maybe it’s the community spirit. Maybe it’s the pride – in the best sense of the word –
of ownership that exists in Lone Tree’s citizens. Maybe it’s the appreciation for the arts.
Perhaps I’m sold on the easy-access to major thoroughfares or the innovative, forward-
thinking city government. Probably, it’s a combination of all the above.
And – at least for now – Lone Tree remains one of Denver’s best kept secrets, a secret
I’m happy to share with my most discerning clients, the people I’d like to call “neighbor.”
Welcome !!
